Carter van Dyke Associates was retained by Heritage Building Group to provide landscape architectural services for the proposed Crane tract Planned Residential Community (PRD).  The 211.39 acre community is located in West Caln Township, Chester County, PA.
 
A mixture of 150 single-family homes, 227 townhouses and 196 apartments are proposed in a cluster design layout resulting in 50.88 acres of retained open space.  The 573-unit development was designed to include site amenities such as a community center with swimming pool and volleyball court, bike/hike trails, a central town square, tot lots and entrance features.
 
CVDA completed all the zoning required landscape plans including street trees, buffers, tot lots, town square, bike/hike trails, community center with swimming pool, site lighting, sidewalks and crosswalks.
 
Originally the engineer proposed a modular segmental retaining wall at the entrance of the site and a few hundred feet up the entrance drive.  CVDA analyzed the site soil boring logs and determined that the walls could be eliminated and the natural bedrock could be exposed. This resulted in a substantial cost saving for the developer.
